If late payment occurs more than once the legal fee will be bumped up to the 5% allowed ($80) . Repeated late fees will cause for reconsideration of terms/agreement. Non-payment will lead to eviction. Renter is responsible for all utilities: water/waste, energy/Duke bill, etc. Renter is responsible for grass maintenance.
