Tenants will be responsible for: -All utility costs (Gas, Water, Electricity, trash, and Sewage) -Proper landscaping -Costs to fix (intentional damage) and/or maintenance of air filters, batteries, light bulbs, plumbing of sinks/toilets caused by tenant, and salt for water softener (If provided) -No parking on the street, easements, or sidewalks (City will ticket you) -Adhere to the HOA rules (Will be provided) -No smoking inside home or garage area -Notify the landlord for requests prior to any painting or breaching of the home walls. If painting the tenant is required to paint it back to its original/similar color. -No use of illegal drugs within the property Service Members will be covered under SCRA for early lease termination. -Received PCS or deployment orders that will last for more than 90 days. -Provide written notice to the landlord including a copy of your orders, preferably with at least a 30-60 day notice. -Notice must be hand-delivered or mailed using return receipt requested or through a private business carrier. Landlord may early terminate lease agreement if tenant: -Fails to pay rent or pay on time -Fails properly care for the property -Fails to adhere to the HOA rules and guidance -Intentionally damages to property -Violation of the agreed tenant responsibilities. -Smoked in the home to include garage. -Use of illegal substances on the property *Trash is paid for until January 2024. All deposits and first month's rent due at signing to include proof of renter's insurance.
