It is located along the west side of Beneva Road between Bee Ridge and Webber, within easy walking distance to Publix, Walmart Neighborhood Center, Walgreens, Starbucks, bank branches, and numerous restaurants. The Legacy Trail is less than one mile to the east along Webber. The building is concrete block construction with wide breezeways and hurricane windows. The elevator and mailboxes are within a securely enclosed lobby, with guest and delivery access available by remote call box. There are also three sets of locked stairways. There is a heated pool with covered cabana and restrooms. There is a designated covered parking space for each unit and ample uncovered spaces are available for an additional vehicle or guest(s). The majority of residents in this complex are owner-occupants, with excellent maintenance standards and pride of ownership. This is an updated unit with 1,084 SF of livable area, large screened lanai overlooking greenspace and the pool, and a private storage room along the breezeway. It has hardwood floors throughout the main living areas, ceramic tile in the kitchen and bathrooms, and carpet in the master bedroom. It has an enclosed laundry room with full size washer and dryer. The lanai has a Nautilus Roll Down Hurricane Shutter protecting both sets of sliders. The unit is fully furnished except for the 2nd bedroom, comprising only a twin bed and nightstand, allowing some flexibility for a Tenant to furnish according to their specific needs. I live locally and deal with maintenance issues swiftly. Please send a message through Zillow, as they no longer allow phone numbers to be posted on free listings. One small dog is allowed. No smoking is allowed. The Condo Rules state that the lease must be at least 12 months. The Condominium Association charges a $100 non-refundable application fee per adult applicant (a legally married couple is considered one applicant), and requires an informal personal interview before approval.
