The home is a split floor plan in a well-established neighborhood with 2BR/1Ba on one side and MBR/Bath on the other. Has a large driveway for off-street parking. Also has a large, fenced backyard. The Home is centrally located and has convenient work access to Pascagoula, Biloxi/Gulfport, shopping and schools. The deposit and full first month's rent is due at lease signing if chosen. If any prorating for the first month is granted, it will be deducted from 2nd month's rent. Pet may be considered with a veterinarian voucher of non-aggression and proof of vaccinations. Pet fee of $300 is non-refundable (additional fee for 2nd Pet) and deposits do not relieve costs if damages are made by pet. All costs to repair/replace any damage will be tenant's responsibility. Max Pets in or around home is 2. SO! I was told I should be asking more for my home. I changed the price but, went to sleep thinking on it and, woke thinking on it. I want to rent my house to some earning a wage looking for a home to thrive in. I do not want to make some bleed but, I need enough to cover payment, insurance, taxes and upkeep so, I dropped the price back to the original rent price. It is not and will not be approved for Section 8/Vouchers. I only ask you provide me with proof of who you are and who I am meeting at my home alone. So, I do not think a DL/Gov ID is too much to ask and proof of income to show you can afford the home. I've been burned before badly. Home is available to view beginning March 2025 and hope to chose tenant by end of month for move-in on 1 April 2025. The 'Lessee' is responsible for all utilities and yard maintenance. Lease will identify required utilities and locations. Pets are only allowed on a case-by-case basis with the provision of a veterinarian voucher as non-aggressive and up-to-date vaccination records for insurance purposes. Pet Fee: $300 for 1st pet/$250 for 2nd (and no more than two pets in or around the home with written and validated approval. (If pet damages occur, the pet fee is not all inclusive, and all repairs will be the responsibility of the tenant. If the 'Homeowner' makes repairs, the 'Lessee' is billed for the cost of repairs.) The 'Lessee' may not sublet any portion of the home. ALL Persons living in the home must be listed on the application/lease, as well as the license plates of all vehicles residing at home. The home has just had a complete new coat of paint and has been cleaned and move-in ready. When tenant is chosen, rent will be prorated at 'Homeowner's' discretion. There will be no TV Mounts, or any physical changes, alterations, attachments to wall, doors, cabinets, window's without express detailed written requests and approval. The lease will identify costs for not heeding this notice. It is extremely important you understand the requirements for the egress of water and sewer from the home via holding tank and grinder pump system; details will be covered in the lease.
