A. LEASE TYPE Month-to-month Lease at $800/month beginning 12/10/2022. $800 deposit due at signing. 30 day notice required prior to move out. Electric and Internet included in rent. B. BACKGROUND CHECK Background check required prior to move-in. C. PETS No pets allowed. D. PARKING Uncovered parking available upon registration of tenant's vehicle. Guest parking is restricted between 10pm-8am E. DISTURBANCES No noxious, odorous, or offensive activity shall be carried on in the unit, common area or public buildings. Nothing shall be done therein which may be or become an annoyance or nuisance to others or to the public. The volume of stereos , radios, televisions , games , musical instruments, voices, etc. must be such that it does not disturb anyone in any other unit or in any common area. Please restrict the use of washing machines, clothes dryers, dishwashers, vacuum cleaners or any other noisy appliance during "quiet hours" - between 10:00 p.m . and 7:00 a.m F. ALTERNATIONS, REPAIRS & INSURANCE Unit modifications are not allowed. Tenant is required to carry rental insurance for the protection of their personal property or damage to the interior of the unit. Tenant responsible for repairs resulting from any damages in unit caused by tenant. G. SMOKING No smoking allowed inside the unit and is prohibited by law within 25 feet of public buildings such as the mail kiosk, the cabana and the pool. H. GARBAGE / RECYCLING Residents are responsible for properly disposing of their trash and recyclables in a designated trash collection area . Examples of proper disposal include but are not limited to: Trash/recycle may NOT be left on the ground or around bins. Hazardous waste including paint and motor oil is NOT permitted in trash or recycle bins. Trash may not be stored on balconies , patios or outside front doors . Lids to trash bins must be closed at all times Residents may not dispose of furniture , mattresses , microwaves , appliances, electronic equipment (including but not limited to computers, printers, monitors, stereos, televisions, DVDA/CR players), BBQ's , gas grills, construction and/or remodeling waste, or any other oversize items in designated trash collection areas OR ANYWHERE on the community property PROPERTY . Violators will be fined $250 per item, per incident. I. POOL AND SPA RULES There is no lifeguard on duty. Residents and guests shall use the pool and spa at their own risk. Proper swimsuit attire is required . No cut- offs , shorts , or T-shirts are allowed. Always shower before using the pool or spa. Do not use the pool or spa with oils or lotions as it causes damage. Pool hours are from 9:00 AM to 10:00 PM in the summer. SPA hours are 9:00 AM to 10:00 PM.
