The rental is in East Baltimore. Rent is $1200. The Landlord wants you to sign a 3 year lease. The unit has 3 Beds 1 Bath. It has a basement, a washer and dryer. It also has a deck/backyard. The stove is gas. There is heat but there is NO Air Conditioning (A/C). Tenant should consider purchasing A/C units. Pets are ok, but there is a $500 pet deposit that needs to be provided at move-in. The landlord is looking for a tenant to sign a 3 year lease. The application fee is $40 for each adult living in the unit; and they each have to fill out an application. We base our renter approvals on 4 things, in this order: 1. Income -The Renter(s) must bring home at least 3 times the rent (net pay). So the tenant(s) needs to bring home $3600 per month. 2. Rental history -We are looking for tenants with good rental history and references NO EVICTIONS 3. Clean Background check 4. Credit -We do not base our decision solely on credit, but we do look for liens, judgments, and or garnishments. If the renter(s) are lacking in one of these areas, or if the credit score is low, we may ask for an increased security deposit up to double the amount of rent to try to get the renter(s) approved.
