Quiet hours start at 9:00 PM to ensure the peace of nearby families. All guests staying and visiting must be approved as per city occupancy rules, and a driver's license or ID from the person making the reservation is required. Early and late check-out requests cannot always be accommodated, and a $100 fee applies if guests haven't checked out by 11:30 AM, with an additional $50 for each half-hour thereafter. Deliveries cannot be accepted on your behalf due to the lack of mailbox or secure receiving facilities. If any house rules are broken, you agree to forfeit the entire reservation amount and additional fees, especially for quiet hours violations, reported parties, exceeding guest occupancy, unauthorized guests, and additional vehicles. No smoking is allowed inside the home or within 15 feet of any windows or doors, with a minimum fine of $750. No parties or large gatherings are allowed due to AZ State Law, Bill 1350, with a minimum $750 fine charged to the person who made the reservation. Surveillance cameras cover entrance and exit ways to the property and may be used to detect unauthorized parties or broken house rules. Please do not throw any solid food or oil in the sink to avoid clogging, with a violation fee of $250. Check-in is at 4 PM. Late check-out incurs a $100 fee for every additional hour beyond 10:20 PM. Return any physical keys to the lockbox to avoid a $250 charge for a missing key. Set the AC to 80 degrees to prevent damage to the unit. If something is not to your satisfaction, notify us upon check-in, and we will resolve it within 24 hours. No discounts or refunds are offered if issues are fixed within that timeframe.
