    Completely renovated 2-story, lovely 1 bedroom apartment less than 1 block from Bayou St. John, 3 blocks to the cafes and shops on Esplanade Ave. Rent covers all utilities, including high-speed (WIFI) unlimited Internet access (AT&T fiber optic, provided not guaranteed), gas stove, refrigerator with icemaker, and lawn maintenance. (The savings on utilities is in excess of $200/mo.**) There is a laundry on the second floor next to the bedroom closet, but it is not completed yet. Until the hookups are completed, the rent will be reduced by $50/ mo. In the meantime, just a few steps away there is an indoor laundry room shared with two other people. Lots of light and open space. The front door faces the back yard/ garden, with a water fountain/pond. Very private, as it is in the rear of the house away from the street. Street parking is easy, right in front of the building. Off street parking is made available during Jazz Fest, etc. Other points: - Renovation just completed - Beautiful new tiled shower with marble bench - Access to secluded yard - Fire and Carbon monoxide alarms - Wood floors in bedroom, low maintenance tiles elsewhere. - Amazing landlord and neighbors ;) If you're not familiar with the neighborhood: Convenient to I-10, the Quarter, the street car, and City Park. Walking distance (3 blocks) to two grocery stores, Santa Fe, Lola's, Cafe Degas, 1000 Figs, Bell (new English Pub/Restaurant), a pastry shop, Pal's, two coffee shops... the list goes on. You'll be quite popular when Jazz Fest comes around, since this apartment is only a few blocks away from the Mystery Street entrance to the Fest. Is safety a concern? The Fairgrounds provides a 24/7 private patrol that is staffed by off-duty police officers. The rent is $1525 for a 1-year lease, but $1475 for a 2-year lease. (We would prefer that someone live here for an extended time.) Previous tenants in our apartments have stayed an average of 5+ years. We are proud of the fact that our tenants only leave if they buy a house or move out of town! Neighbors all around are great. Available 2/1, $1000 deposit. There is some work to be completed, (mostly touchup and cleaning). Appointments are required. No deposits are taken until applications are reviewed, and applicants are informed within 24-36 hours. Deposit is due at that time. Only those planning to pay rent beginning February 20 or sooner need apply. Yes, the apartment is very nice, but it is the neighborhood that makes it a high-demand rental. Being so close to the bayou on a lovely block at the end of the oak alley on Ursulines Avenue? Priceless! A small dog or indoor cat is okay (with $150 non-refundable 'deposit'). No smoking (unless it is outside snd away from the building). LGBTQ+ friendly. **In a rental that does not include the utilities, the average monthly costs would be: Electricity and Gas, $95; Water, $55; ATT Fiber optic Internet, $50-$75. A total of over $200. When comparing this apartment to others that, perhaps, only include water, remember to add at least $150 to the price. The "effective" rent of this unit is actually much less than $1,300/mo. All utilities included.
