    What's special

ACTUAL RENT IS $4,000. THIS IS A LEASE BREAK AND WE ARE OFFERING A $3,600 INCENTIVE. Well cut right to the chase: at 795 square feet, this is one of the largest one bedroom apartments in a doorman building that weve ever seen. - Living room: has space for an enormous couch, a large entertainment unit, a huge coffee table, two extra-large computer desks and then some. - Bedroom: easily fits a queen-sized bed and could accommodate a king, and theres more than enough room for a dresser, two nightstands and additional furniture. - Kitchen: large and more importantly separate from the apartment and not one of those open layouts that cut space out of your living room. - Foyer: large foyer with more than enough room for coat and shoe racks. - Throughout the apartment: an insane amount of closet spacetwo large closets in the foyer, a walk-in linen closet by the bathroom and two very large closets in the bedroom. The apartment is a corner unit on the eleventh floor of a mid-sized building. It gets ample light throughout the day (but isnt baking in the sun) and is located on the quiet 50th street side of the building. The building: - 24-hour doormen, a live-in super and a full team of porters ready to assist; - Two elevators to make your trips up and down quicker; - Generally pet-friendly but there is an approval process; - A separate entrance on 50th street, which makes the morning commute even more of a breeze; and - A decently sized, FREE gym with a few treadmills/elliptical/bikes and some weight-training gear. The asking rent from the owner is $4,000 for a May 1 move-in. We could also flex to 5/15 or 6/1. There are some additional fees involved such as a $350 application fee. You should make 45x the monthly rent in annual income and come prepared with all relevant documentation (letter from employer, bank statements, etc.). Guarantors should make 90x the monthly rent in annual income. Please contact us to view the apartmentwe can be home for most times throughout the week and weekend. NO BROKERS NEEDED; IF YOU ARE A BROKER, PLEASE DO NOT CONTACT US UNLESS YOU ARE COLLECTING YOUR FEE ONLY FROM YOUR CLIENT. I WILL NOT GIVE YOU AN EXCLUSIVE. THANKS! This apartment is available "as is" since it's a lease break. With that said, that means you can save money on installing curtains, shelves, etc. We can pay for a professional cleaner to clean after we move out and before you move in.
