Pet Policy: One (1) small dog and one (1) cat are permitted, not per person, subject to landlord approval. A monthly pet fee of $25 per animal will apply. Tenants are responsible for ensuring pets do not cause damage and for adhering to all local pet ordinances. Maintenance and Repairs: The tenant is responsible for minor maintenance items, including but not limited to changing lightbulbs and HVAC filters (filters will be provided by the owner). Tenants are required to report any issues or needed repairs promptly to the landlord and are responsible for keeping the house clean and in good order. The landlord is responsible for major repairs to the property's structure, systems (e.g., plumbing, electrical, HVAC), and provided appliances. Landlord's Right of Entry: The landlord may enter the dwelling unit after providing at least twenty-four (24) hours' written notice to the tenant for non-emergency purposes (e.g., inspections, repairs, showing the property). In case of an emergency (e.g., fire, burst pipe), the landlord may enter without prior notice. Subletting: Subletting of the premises is strictly prohibited without the express written consent of the landlord. Occupancy Limits: The property is for residential purposes only and may be occupied solely by the tenants listed on the lease agreement.
