    What's special

Thank you for viewing. My property is a true Pacific Northwesterner’s dreamland. It is a sacrifice to have to sell it. Positioned at the end of a dead end, dirt road and bordered on two sides* by fast flowing, salmon-spawning, protected Chimacum Creek, this property has varied terrain and is covered with Western Red Cedar, Broadleaf Maples, Hemlocks, Firs, Willow, Cherry, and almost every native edible berry along with Sorrel, Oregon Grape, Holly, and at least a million sword ferns. It is private and quiet while being in a neighborhood and close to town. It is in the flight path of our very small airport however, it is rare that I am annoyed by the sound. Busiest days are Saturdays in the summer. Known to the natives as Tsetsibus, Chief Seattle used to frequent the creek, when fighting with the Chimacum Natives-he probably urinated on the property once or twice. Some history for the grandkids. Electricity is already on the property. At the time of installation, I had a water line installed. There is a water tap at the end of the driveway--$3,600** buys access to it. Perks well so septic will not be an issue. Presently, taxes run under $800/year. Property has a conservation easement with the Jefferson Land Trust. Contact them for questions about the creek protection easement; 360-379-9501. It’s a good thing and will not prevent improvements. I am asking $98,000 and am motivated to sell. While I would prefer to take the money and run, I am also willing to hold a 10-year contract with $20K down. Existing structures include a 27-yr old pole and plywood shed now used to contain trash/recycling; and, a 13’ trailer with roof over and an 8 x 8 building and deck attached (where I call home). Adjacent is a large screened, dirt floored ‘room’ with a cat door. I use it as a catio. Possibly, an RV will be included. (Currently it’s being used as a rental.) *The property is split into two parcels with a combined area of 2.6 acres. Parcel numbers 001 344 007, 001 344 008. If you look it up on a map, you will see two tiny parcels which border the creek and the western edge of my property. These parcels can never be improved for three reasons: they are owned by protection agencies; they are too close to the creek; they are too steep and too narrow. Thus, I have always considered them my western border. **Last time I checked, that was the cost. View the property by appointment any day, between 7 am and 6 pm. To schedule, call or text 206-218-6871. Cell service under the trees is unreliable so do not expect an instant response. To ask questions, please email me at summerhaze2013@outlook.com. Please do not ask if it is still available. You cannot imagine how many times that this is the only question that is asked. If it is your only question, I will not answer.
