Accessible to Marta, short distance to Georgia State University/ Decatur campus. Access to I285 and I20W. Nearby grocery stores- Kroger, Publix and Aldi's. Walgreens nearby as well as South Dekalb Mall and some popular food chains. Quiet neighborhood. Owner occupant. Monthly rental includes utilities and wifi. A year lease to year lease must be renewed with a possibility of increase after each year. 30 day notice must be provided to landlord or tenant for vacating. Rent can be paid via Zelle, PayPal, Apple Pay, Cash or Venmo. Rent is due on the 1st of the month and late by the 3rd. Each day after the 3rd is an additional $20/day. $700 Deposit required. Refundable in full less $140 Cleaning fee. If damages are found the repairs will be deducted from the deposit. If 30 day notice not provided that will forfeit the deposit. $100 increase in monthly rental each year. Bedroom is furnished with a Queen size bed and linen can be provided if needed. Dresser, Nightstand with lamp. If renter needs an unfurnished unit there is an option available. Towels provided. Access to Washer and Dryer available. Utilities will be paid by the landlord (Water, gas, electricity, trash, lawn service and internet. Parking in driveway on right side or in front of home is available as long as not blocking the mailbox. Guest are welcome while you're present. Over night guest must have landlords consent with a 2 day max stay. NO alterations to premise. Any repairs needed please consult with landlord. Any damages occurred by tenant will be at tenant expense. No locks added and no key duplications. If key is lost all door rekeying is at tenants expense. Shared space consist of kitchen, laundry room and backyard patio. Living room can be used if landlord not using. Any renovations or repairs the tenant will be made aware of. Cleaning supplies for tenants bathroom or laundry must be provided by tenant. Shared items in kitchen means pots/pans, and dishes. All other items must be self provided. Laundry loads must be full loads not 2-3 items. Water and Electric use are to be used respectfully, not abused/ excessive. Kitchen must be cleaned after usage. No dishes left over night unless soaking. Dishwasher is available. Bathroom must be cleaned weekly. All common areas are to remain clean as found. Tenant must provide their own cleaning supplies, laundry supplies, Kitchen paper goods such paper towels/napkins, condiments, food. Non flushable items are not to be flushed in toilet. No smoking indoors but patio is acceptable. Music and noise at a respectful and courteous level. All discussions are open to keep communication good. Any situations that require attorney to be obtained will be at the expense of the tenant. Lets keep this a peaceful home for a positive living experience.
