Centrally located in the charming city of Escondido. Refrigerator, dishwasher, stove / oven, microwave, garbage disposal included. There is a washer and dryer in the unit but if they should break down we will not repair or replace them. The tenant may repair the washer and dryer if they desire. If the tenant purchases a new washer and dryer, they may take them if they leave. The 3 bedroom, 1.75 bath house is 1256 square feet. The single car garage is 250 square feet. We are getting the grass for the front and back yards re-seeded so there will not be a lawn until it grows. Rent is $3500. Security deposit is $3500. There is a $35 fee for Tenant Screening (paid directly to the online Tenant Screening service we use). We prefer to review your application before asking you to pay for tenant screening. Good credit and ability to pay rent is required. Income must be verifiable and should be about 2.5 times rent. One adult must have the tenant screening. All other adults must provide a credit report but there are free options for this. All adults must provide an application. 1 or 2 non-aggressive pets ok on a case by case basis. Sorry, pit bulls are considered to be aggressive and they make it more difficult to get insurance. Please contact us by email if you have any questions or would like to view the property. The 1/4 paid by the owner is a goodwill deduction to make up for any amount that is more or less than would be charged if there were separate meters. Electricity is paid by the tenant directly to SDG&E. Owner pays for monthly yard maintenance.
