3 bedroom house in the Payne Phalen neighborhood. Note: I will change paint colors if desired. The inside was updated a year ago with quality laminate floors throughout and both bathrooms remodeled. No carpet. Might want area rugs. The kitchen has plenty of cabinet space and got new Whirlpool stainless steel appliances a year ago, including above stove microwave and dishwasher. Nice kitchen if you like to cook. Room for a dining table in there. (Still a bit messy when picture taken). Main floor bedroom is in front of house and is roomy at 12' x 14'. (Pics 3 & 4) Combo Living or dining space with 1/2 bath off it. 1st bedroom upstairs is 11' x 11' (pic 5) and second is also a roomy 12' x 14' (pics 6 & 7). Full bath upstairs, though small. Has small extra room that leads to bathroom (pic 8). Unfinished basement has a washer and dryer that can be used, but I am listing as just having hook-ups. NO SLEEPING in basement or using as a bedroom. Storage space down there. An ideal renter is someone who will want to take care of the house inside and the yard outside and help it look nice. I would buy flowers and such if they would be taken care of. Keep any trash picked up. Be a good neighbor. Loud and party types will not work out good. Lots of traffic not good. The neighbors watch and will call me. Do not plan to move in and then want your relative or friends to move in a month later to help them out or such. Long term guests are not allowed (I say this because some tenants just started moving others in without permission and before I knew it I had a flophouse). We typically do not raise the rent for at least the first 3 years if a renter sticks around and wants to stay long term. And then if we do it is usually small. We have a handful of tenants who are well below market rate because they are good to have around. Please don't waste my time or yours if you can't afford the rent and utilities and/or can't be a good neighbor. It won't work out in the long run. Tenant responsible for snow removal and yard care. Trash collection is included in rent. Water, gas, and electricity are the tenants responsibility. $1500 security deposit upon lease signing. I am sometimes slow on emails, and if I get overwhelmed and am slow to respond, I apologize. I try to get back to everyone in the AM or PM. During the day is less likely. I am flexible on showing times. Enough said. Tenant responsible for water, gas, and electric. Owner pays for trash removal. Tenant also responsible for yard care and snow removal. Renter's insurance recommended.
