Within a minute walk you can reach a bike and walking path that connects throughout the neighborhood. This home's location is nicely centralized between Folsom/Sacramento area where either could be reached in 15-20mins. The Freeway 50 entrance is 8 minutes away driving, and locations such as Walmart, Target and Costco are all within 10 minutes driving. Looking for a long term tenants of at least 1 year lease and hopefully longer. The owner is open to minimal/zero rental increase year over year for long-term tenants. Credit and background checks will be ran. The location is available now, and to move in first month plus security deposit of 1 x month's rent will be due. The owner will handle city sewage, trash and water (beyond typical usage will not be covered), and tenants will cover all other items. Tenants will also be responsible for maintenance of the front and back yard. New blinds are in process of being installed in kitchen, living room, and 2 of the upstairs bathroom. The master bedroom currently has blackout curtains. The grill/concrete structure in the back yard is AS IS ONLY. The grill hasn't been used for a while, will need cleaning, and might even need new parts. The concrete structure has running water to the sync, but no routed electricity or cabinet doors. The owner is open to tenants fixing this up at tenant's own cost if desired, but rquire consulting with the owner first. Conditions 1. No pets 2. No Room share or sublet unless discussed upfront 3.
