    What's special

    Recently enlarged parcel to just under one acre that now includes about half a private pond. BEAUTIFUL home site in Saugatuck schools. This is the last lot available in Gaslight Estates with city water and sewer, cable, and high speed internet available at the street. This building site is located across from association property and pond with no buildings on it as well as adjoining other acreage parcels. Convenient location to Saugatuck, Douglas, Fennville, Holland, South Haven, and even Grand Rapids. Sellers may help with design of new home. Dues cover private road maintenance, electric street lamps, front entry maintenance, and retention pond maintenance. The pond is not aerated and the association maintains only what pertains to the water drainage system i.e. outlet pipes that might become plugged with limbs, etc. They do not do any landscape maintenance. I don't know how deep the pond is. It was on the property when developers bought it 20 years ago. It is not naturally spring fed...it is part of the retention system for the development and is fed from the pond across the street. When my pond gets to a certain height, there are pipes that go under the road that flows into the second pond (on lot 7). There is also an overflow pipe from that pond which drains into the ravine area to the west. I assume it was manmade since the farmer who owned the property before us used as for irrigation.
