Home is in a 55+ community of friendly people, and attractive homes. Some furnishings may be available if you need it. What do you need? Rental calls for 1st, Last, and a Security deposit totaling $3400.00 House is available For Sale for $130,000 , or for Rent. Move in date will be at the decression of the owners, as they prepare to move. This is a 55+ community, where as one of the renting Tenants must be 55+. No children are allowed to live in the community. Tenant pays for all utilities, under their own name, to run the home, Electric, water, trash, internet, cable, phone, newspaper Tenants will supply their own Washer and Dryer. Landlord will leave the Refrigerator, the range, and the dishwasher for the Tenants use, but Landlord will not replace them if they fail. The Tenant is then responsible to buy their own. Tenants may paint rooms to colors suitable to their liking. But may not paint a room black, or any unsuitable or abnormal colors of adulthood. Tenants will have the responsiblity of keeping the lawns mowed, and edged. Property is equipped with a Lawn Sprinkler System, But, be it known that if Tenant desires to use it, any repairs or replacement of sprinkler heads are at the sole expense of the Tenant. Landlord recommends that Tenants use garden hose to water their plants. Tenant will upkeep, and service the salt water pool in any manor they choose, whether they themselves do the service, or they have a Pool Service man come in. Tenant will service the water softner with the correct salt for water softner. Tenant will be re-imbursed for bags of salt, for both the pool, and the water softner providing they include its receit along with the rent check. Tenant cannot own, or have on the premises a pit-bull, Rottwilder, or Doberman. Tenant will provide their own "Renters Insurance with a copy given to Landlord. Landlords are not liable, and will not be held responsible for Tenants injuries, or death on the rented property. Tenants may not run a business out of the rental home. But, you may have an Office in the home as long as it doesn't warrant a flow of a traffic of cars in and out of the community. [ex. Hair Salon by appt. ] not where there's 3-6 cars lined up and out the driveway. Tenants cannot install a shed of any kind in the yards, nor park boats or campers on the rental site. You may fit a small boat in the garage if you choose to. Quail Meadow is an HOA, and have numerous rules and regulations to follow.
