    One of the farm's most notable characteristics is that it is extremely private and tranquil, yet within a short walking distance of public schools and the village of Fowler, Colorado. The loamy-sand soils are highly suitable for commercial production from grain mono-cropping, to alfalfa or other hay production, to farm-to-market horticulture. The farm sits about one mile south of Highway 50, and there are many sites for a fruit and vegetable stand if one so chooses. The water situation of the farm is ideal. First, the farm is accompanied by 10.3 shares of water provided by the Oxford Farmers Ditch Company. The number of shares per irrigated acre is unusually high and because the association was founded in the 1860s, it has superior water rights. In addition, the association is being governed equitably and managed effectively. Secondly, the farm has a deep irrigation well with a fairly new high-volume electric pump. Irrigation water from both sources is piped and the two can be merged. There is sufficient ten-inch PVC to irrigate the entire 40 acres. The farm is quite suitable for row-crop production using drip irrigation. Thirdly, the home site has a permitted well housed in a large pump house that doubles as a storage building. The well provides water for the gardens, yards, trees, hedges and toilets within the house. Finally, the house itself is connected to the Town of Fowler potable water system.One of the most distinctive features of the home-site are its beautiful grounds. The site contains a large number of mature trees that shade the home in summer, large lush lawns in front and back, flower gardens packed with perennials, a vegetable garden with established rhubarb, raspberries, grapes and asparagus...and long, verdant hedges. Another distinctive feature of the farm is a 40 ft. by 14 ft. red brick grain silo that is a local landmark that is visible for miles. While the silo is in good condition, it has not been used to store grain for many years and has long housed a colony of 300-500 insect-eating bats and a large flock of feral pigeons. Both have become significant sources of high-quality compost and fertilizer for the yard and gardens. Two other outbuildings are an aging 40 ft. horse barn and small detached building most often used for quiet office space. Although the home was built in 1917, two generations of our family that have lived there have lovingly and habitually cared for it. The main floor of the house measures approximately 1,850 square feet of floor space. The main floor of the house is carpeted. However, most of the carpets sit above hardwood floors (and protected all these years!). It has a combined living room/dining room with a large picture window overlooking the farm and a 3/4 fireplace with lovely vintage cover. A large family room with adjacent utility rooms was added in 1976, as well as an attached, finished, two-car garage. There are two large bedrooms on the main floor. The kitchen comes with stove, refrigerator, and dishwasher and an unfathomable number of meticulously cared-for cupboards. An attached, well-lit, knotty pine breakfast nook with built-in china closet is a delightful place to eat, talk and play games. The large master bedroom stands adjacent to a full bathroom with a over-sized shower and a beautiful, deep, antique ceramic tub. The secondary bedroom is attached to a half-bath with sink and toilet and another room that can be used as a child's nursery, a small office, or storage. In addition the house has a mostly-finished 800 sq. ft. attic area that has long-functioned as guest bedrooms. The home has baseboard heat and the gas furnace, water heater, and water softener reside in the large semi-finished basement which doubles as a storage area or workshop.
