This home was totally refreshed in 2016 with over $80K in improvements. Enter into a formal living room with new Hawaiian acacia-coa all-wood laminate floors and look through the glass window-wall at the rear of the living room to approximately 1 acre of nature (oaks, pines and azaleas). The split floor plan offers two nice-sized guest bedrooms both with walk-in closets and Jack & Jill bath between. The den (or 4th bedroom) has beautiful custom oak cabinetry, built-in shelves and powder room. The patio of approximately 650 square feet is totally new from the stemwall footers to the new screen enclosure. The decking on the patio is non-skid porcelain 6” X 24” tiles that appear like an extension of the interior wood floors. A new portal from the living room to the kitchen/family room, coupled with the easy access to the patio, makes for a wonderful environment for entertaining friends and family – truly traffic pattern friendly. The original Flortam grass lawn has been replaced with low maintenance Zoisia that requires very little water and is bug/disease resistant. The air conditioner is brand new, too. It is the new (5-ton) Lennox (Signature Series) that can be controlled remotely through the Wi-Fi installation. Irrigation systems were inspected in 2016 and a new timer installed in August 2014. An extra one foot of additional insulation was added, and the house has a recent life time exterior paint job. The interior was repainted with three shades of light cocoa at the time of remodeling. All incandescent “high-hat” lighting fixtures were replaced with new L.E.D. fixtures, all. And all incandescent light bulbs through-out the house have, similarly, been replaced. Even the A/C returns were replaced to refresh the fixtures that had “yellowed” since original construction. Installed at construction was an in-wall pest control system requiring only quarterly maintenance that is infused from exterior ports requiring no inside access. Thee” hip” roof saves hundreds in storm insurance premiums. There is access to Direct TV and to Bright House Cable.
