    We are renting out a furnished private room in a quiet home. This space is ideal for a college student or young professional who values a clean, respectful, and relaxed living environment. (A study/work desk has been ordered and will be provided) Room available for: College students and/or young professionals. Rent: $800 Monthly $400 Bi-Weekly (If two people will be sharing the room, rent increases by $300 bi-weekly / $600 Monthly) First payment is required at move-in. Rent must be paid on the agreed payment dates. Applicants should ideally earn at least 1.5x the rent to comfortably cover personal expenses such as food, transportation, and other bills. Proof of income will be required. Maximum Occupancy: 2 people Utilities: All utilities are included. Pet Limit: 1 (We do have 2 elderly dogs and 1 adult dog) Current Occupants: 2: 35-year-old male [Security Officer] 67-year old male [Retired] The bathroom is shared with the 35-year-old occupant. It is kept very clean, and tenants are expected to maintain that standard. Amenities: High-Speed Internet 2 Gig up/down (great for gaming, streaming, or content creation) Walking distance to grocery stores, shops, medical clinics, and other conveniences Quiet home layout with thick walls and separated spaces Car savvy: Assistance in troubleshooting and car repairs may be provided. No quiet-hours policy: We ask that you're not extremely loud (screaming/shouting/the walls shake with music on full blast). Smoking: Outside Only Drinking: Alcohol is permitted in moderation. Excessive intoxication or disruptive behavior will not be tolerated. Grounds for Disqualification: Having a criminal record will result in an automatic rejection. A Background Check will be ran. There'll be a three-step process before allowing a tenant to rent out the room, to ensure that there's no trouble during the stay. 1. Phone Call: A short call to introduce ourselves and discuss expectations. 2. In-Person Tour & Interview: You will be given a tour of the home and meet both occupants. Please bring two recent pay stubs or other verifiable proof of income. 3. Move-In Decision: A decision will be made within 24 hours after the background check. If approved, the first payment is required before keys are provided. Biweekly or Month-to-Month
