Small pets are okay to have max pet in home is 2 animals only with a nonrefundable pet deposit of $300 for each pet dogs or dog/cat (Speak to landlord) . Must provide up-to-date shots and rabies record. With having pets please make sure front yard is clear of animal waist as well for the backyard so HOA policy for lawn care needs can be completed. Lawn care will be done depending on the time of year, workers may come once a week to twice a week. If there is animal waist and lawn care has to be cleaned up in order for the maintenance crew will charge the landlord, who therefore will charge the tenant. Tenants are responsible for utilities to be placed in their name that they will be responsible for. Rent: $2,400 Nonrefundable Pet deposit $300 for each pet in house Nonrefundable lease agreement including background check $40 per person in household 18 years and up. Refundable Deposit: $1,500 will be collected time at signing- this will be covering for the cleaning fee ( It will be done by a company to complete) at the time of move out, as well for any damages that were caused by the tenants. Any deposit that is left over after caring for these parts of time of move out, the remaining if any will be deposited back to you. AC filters will be included to the tenant each month on the 1st same day as rent will be due. Tenant will pay their own utilities and will put it in their name. Security Deposit and 1st and last months of rent as well for pet deposit (if any) will be due at signing. No smoking in the house or in the garage. There will be a fine if you smoke in non-permitted areas. Up to 2 pets are allowed with a nonrefundable pet deposit of $300 for each pet. Tenant will be responsible for caring for the home, any issues the tenant has caused will be responsible for taking care of, as well to reach out to landlords so we are aware of what's going on so we can help as well. Proof of work and payment must show proof. Any plumbing issues that are caused for repair or serious issues rise and it's from the tenant, the tenant is responsible for repair and cost. Proof of fix & receipt is required. Monthly maintenance of AC filters will be included to the tenant for replacing.
