This fixer upper two-story home on 342 S Harris Ave, Columbus, OH 43204 has 3 bedrooms, 1.5 bathrooms, a full basement with washer and dryer hookups, a fenced back yard, off street parking and a two-car detached garage. The home is definitely a handyman special and needs a thorough renovation including a new roof and gutters, siding, electrical panel and wiring, plumbing, furnace, air conditioner, hot water heater, new kitchen and bathroom, ceiling/wall/floor repairs, painting, flooring, windows, doors, etc. However, the foundation and overall structure is in good shape and the paneling and most of the hardwood floors can be cleaned up and will look great. There is even a custom made cedar closet in the master bedroom that is in excellent shape. Although I'd prefer to sell it for $15,000 cash, I'm willing to offer seller financing as a rent to own property with an option fee of $5,000 and we can negotiate the monthly payment. The rent-to-own agreement is a lease with option to purchase which is like a land contract but you don't get the deed until you make all your payments. Because this must be either an all cash sale or a lease option, this is not a rehab property for wholesaling and I don't do assignment agreements with wholesalers. However, I would be willing to co-op with a Realtor who beings me a full price cash offer. Since I'm a motivated seller and I'm selling the property for sale by owner (FSBO), I'm flexible on the terms. I will give preference to a buyer who is an owner occupant and I'm not interested in any low ball offers from a real estate investor because I'm not in a must sell situation. While I won't do a no money down deal, I might be open to other creative financing ideas as long as I get some cash up front. I'll also work with a landlord who wants to buy it for a rental property and who can turn it around because the home will rent for $750 per month fixed up. I might even be willing to come down a bit on the price if you can pay all cash and close quickly, but I'm not going to give the property away. Make a reasonable offer and we'll see what we can do.
