SMOKING POLICY a) No smoking of any kind is permitted anywhere on the property, including: - Inside the unit - Common areas - Balconies/patios - Within 25 feet of any building entrance b) Violation of smoking policy may result in lease termination. 7. PARKING a) Street parking only; no designated parking spaces provided. b) Tenant must comply with all local parking regulations. c) No vehicle maintenance or repairs permitted on property. 8. MAINTENANCE AND REPAIRS Tenant Responsibilities: a) Keep the premises clean and sanitary b) Proper disposal of garbage and waste c) Basic maintenance including: - Changing light bulbs - Replacing air filters monthly - Unclogging drains - Battery replacement in smoke/CO detectors d) Report any maintenance issues promptly to Landlord e) Pay for any repairs necessitated by Tenant negligence Landlord Responsibilities: a) Maintain structural components b) Major system repairs (plumbing, electrical, HVAC) c) Pest control (unless caused by Tenant) 9. INSPECTIONS a) Landlord will conduct monthly property inspections b) Tenant will be given 24-hour notice before each inspection c) Inspections will assess property condition and lease compliance
