347 Waterside Drive: - The .95-acre lot with 100 feet of waterfront is located less than 10 minutes' (6 miles) drive from Westlake, via Scruggs Road. - The lot includes a floating dock (three boats max., re-stained 2020) and is about 3 miles from Bridgewater Plaza by water. - We installed a stone bulk-head (with permit) in 2005. Maintenance is very low. - The lot slopes gently to lake, with great views. - Property taxes (2020) are $1266. That's unusual in Franklin County. - We will require a minimum size (2000 sqft) and value ($125/sqft), stick-built single family home on the property, via deed restriction. Furthermore, new construction may not block the lake views enjoyed by the two adjoining homes. - The road is private, and a road maintenance agreement is in place. There are no homes across the private road. - The driveway on the lot is gravel. - Waterfront Country Club membership is available at extra cost; club house, pool, restaurant and 18-hole golf course are 1.1 mile by car.
