Up for rent is a great unfurnished 800 sq. ft. 1 bedroom, 1 bath condo at the ICON unit right next to petco park in the east village. The unit is on the 5th floor and faces the central library on 11th street with floor to ceiling windows. It's available starting Feb 1rst and includes utilities (gas, water, trash, internet), 1 parking space next to the elevator, and the building amenities. I am open to couples, children, normal household pets, etc. No llamas! :-P Please read through all the information and look at the pictures. I've tried to be as descriptive as possible to save everyone time. This ad will stay up until a lease is signed, so if you can read this, it's available! THE UNIT is in excellent condition: exceptionally clean with *everything* well maintained. No nail holes, no leaking/stuck faucets, no loose toilets seats, misaligned doors, etc. Freshly painted, new plumbing fixtures throughout, washer/dryer are less than a year old. It's much larger than most 1 bedrooms at ICON (or downtown really), and has lots of storage space (large kitchen cabinets, extra hallway closet). All closets have shelving/organizers installed, and the window coverings are included (bedroom has a blackout shade.) The kitchen has bar style seating and there's enough room for a proper dining space in addition to the living room. It's a very open and bright space, with a nice outdoor balcony. There is a niche area near the entrance that's great as a home office or storage area. The unit includes 1 parking space right next to the elevator, and there is motorcycle and bicycle parking on site. Washer/dryer are in the unit, mailbox is at the front entrance, and the trash chute is adjacent the elevator. Building entrances have a doorbell system for letting in guests which works through your mobile phone or landline. THE BUILDING has a 24/7 staffed front desk (great for if you lose your keys or receive a package), a nicely equipped large gym, and an AWESOME rooftop deck with views of the entire skyline, coronado, and seating that looks directly into Petco park, which is across the street!! The rooftop deck can be reserved for parties and has a flat screen TV, speaker system, bar seating, and several BBQ grills. There's an indoor common lounge with wifi and office equipment that you're free to use, and a separate movie theater. In addition to the on site security staff the complex is also managed by a really helpful on-site general manager. THE LOCATION is excellent. The building is directly across from Petco park, and you would be facing the quieter side adjacent the new central library. It's a 5 minute walk to the gaslamp and the east village is full of great bars and restaurants. All the lots near the building are already built out - your views won't go away, nor will you have to deal with the hassle of a tower going up next door. THE LEASE is for a term of 12 months, starting on or after Feb 1rst, with one month's security deposit, and month to month afterwards. I'm open to longer leases as well. Rent is due on the 1rst of each month and late if not received on the 5th with a late fee of $40. In addition to being responsible for the unit, you are also responsible for the RFID keyfobs and garage door opener, any damage you do to the common areas, and any fines you receive. Sub-letting (including AirBnB) is not allowed by the lease or the HOA. I don't carry any insurance for your personal belongings. THE MOVE-IN rules are similar to other downtown high rises. Boxes and up to 2 large items (furniture) may be moved at any time, but full moves must be scheduled between 8-5, Mon-Fri. Moving companies need to provide proof of insurance, and self moves have a refundable deposit. There are many moving companies whose insurance information is already on file with the building. I'm looking for a responsible tenant, and a credit check and employment verification are required, but otherwise I'm a very relaxed landlord. I'm a young professional and I'm only concerned that you pay the rent and don't destroy the place. You can party all you want as long as the condo stays intact. :-) The neighbors are quiet and polite, and the building is very well insulated. Most lease terms are (to an extent) negotiable.
