Rental History Positive rental history required. No prior evictions, outstanding landlord debts, or lease violations in the past 3 years. Verified references from previous landlords may be requested. 4. Employment Verification Minimum 6 months of continuous employment (or within the same field). Self-employed applicants must provide recent tax returns or bank statements for verification. 5. Background Check A background check will be conducted on all adult applicants. Felony convictions, violent offenses, or drug-related crimes may result in disqualification. Consideration may be given for older or non-violent offenses on a case-by-case basis. 6. Occupancy Maximum occupancy: 2 persons per bedroom (per local housing code). All occupants over age 18 must complete an application and screening. 7. Security Deposit Standard deposit equals one month's rent ($1,250). Applicants with conditional approval (credit below 640) may be asked to pay a higher deposit. 8. Pets Pets are not allowed 9. Application Fee A non-refundable application fee (to cover background and credit checks) is required for each adult applicant. $35.00 per applicant, each person over the age of 18. 10.
