    Well maintained mother-in-law basement of a craftsman home in the Meridian neighborhood, very close to Greenlake, Wallingford and the U-district and only a few minutes away from the 1-5 entrance. Great for dog owners with exclusive access to fenced-in backyard with small brick patio, storage shed and garden area. I'm a small-time landlord who lives only a 15 minute drive away. Details: -New fridge and range/oven with vintage tile surround in kitchen -laundry room with large size top loading washer and new LG dryer -Ample Storage in both boiler room as well as outdoor accessed garden storage shed. -High speed internet split with upstairs tenants, unit gets 70-100mb/download speeds -Carpeted bedroom with new wall mounted, electric convection heating unit and large closet -Entire home heated furnace with high efficiency electrostatic filtration that filters down to .3 microns (which would be highly efficient for pulling out any viruses out of the air, including C-19 virus) Lease details: -Seeking 12 month lease starting with some flexibility around Sept 1st 2021 ending Sept 1st 2022. -First month, last month rent and deposit due on signing. City allows 6 month payment plan for last month rent and deposit if don't have that full amount up front. -Utilities are paid by me directly to the city and split evenly with upstairs tenants who are currently two traveling nurses but unit upstairs will be converted back to short-term rental on Nov 1st. They average about $150/month per unit for a couple or about $100/m for a single person. Application requirements: -Due to the currently enforced First-in-time law in the city of Seattle, I am legally obligated to offer the lease to the first 'qualified' applicant who submits their application. -Application criteria: minimum 700 credit score, minimum verified household income of $50000, no evictions in the prior 5 years, and willing to start lease at latest Sept 15th. Any of these requirements can be subject to change depending on interest in the unit. Showings: Due to the Covid-19 pandemic I'm scheduling only a few in person showings at the availability of my current tenant. I'm hoping to have some time to show this coming Sunday August 15th midday but I can't be sure at the moment.
