Actual turnaround time to fix the issue would depend on the repair technician's availability. If no technician is reachable within 24 business hours, landlord to make best possible effort to contact technician as early as possible. The 24 hour turnaround time does not apply during periods when landlord is traveling. - For all other maintenance requests, landlord to contact technicians/maintenance personnel within 7 business days of acknowledging the receipt. Actual turnaround time to fix the issue would depend on the repair technician's availability. The 7 business days turnaround time clause does not apply when landlord is traveling. - For non-urgent maintenance requests, a service fee of $20 per call applies and will be billed by the landlord to the tenant separately. It would, therefore, be recommended to club a few service requests together and make a single call if they're not urgent. - Holes in the walls, broken windows or any other damage caused by the tenants or their guests need to be paid for by the tenant and restored to their original state prior to moving out. Landlord is not responsible for fixing these or bearing the expense for these. However, the tenant should keep the landlord informed about the same. - Damage to the property caused by animals such as stained carpeting or chewed up fixtures need to be restored to their previous state before tenant moves out. Landlord is not responsible for bearing any expenses to haul/move out the tenant's belongings. If the tenant fails to do this and the landlord has to incur any charge to remove the renter's belongings from the property, the landlord will deduct this amount from the tenant's security deposit. If the security deposit doesn't cover these expenses, the landlord will bill the tenant separately. - Landlord bears no responsibility of baby-proofing the house. This is the responsibility of the tenants. - Routinely changing AC filters, filling salt in the water softener's tank and replacing lightbulbs or batteries on fire alarms (if they emit a low battery sound) are the tenant's responsibility. - The security deposit is payable within 24 hours of signing the lease. If the tenant/s back out of the lease after signing (but before the lease term begins), the landlords will forfeit the full security deposit. - While Section 1.4 of the lease outlines the minimum duration of the notice period that is required to end the lease if the lease has been extended on a month-to-month basis after the expiration of the original lease term, this particular clause outlines the provisions for early termination of the lease while it is still within its original term. - If the tenant/s would like to end the lease before its expiration, a 30 day notice is required to be provided to the landlord. 1 month's base rent will also be charged as an early termination fee regardless of the date of providing notice. Landlord to also provide a 30 day notice to tenants if the lease needs to be terminated early for any reason.
