UPDATE! We are currently working on installing new tile floors in the kitchen, new paint throughout, and new lighting throughout! Selling as an FHA loan assumption for qualified buyer. I will be released from liability. The buyer would acquire my rate of 3.375% and loan term of 23 years. Also, an appraisal is not necessary and the buyer would not incur the normal closing costs because there would not be a loan origination fee. I do have the right to ask for some equity in return. I really want to sell and although I have a good bit of equity, I really only want enough to pay for a few things that could use some TLC, paint and lighting, and a deposit on a new place once I sell. Because I am not listing this in FMLS, there will not be any realtor fees either, unless the buyer has a realtor already. Our HOA fees are $285 a month which include cable and water. When assuming an FHA loan, your taxes will be included in your mortgage payment. My current mortgage payment with taxes and insurance is $900 a month. I live on the ground floor in the back building and I am in an end unit. I have lived here for 8 years and my neighbors are wonderful. The HOA is well organized and my neighbors are very involved. We have a nice, quiet pool where you can easily have a fun gathering if desired. My condo is 2 bedrooms 2 bathrooms, hardwood floors throughout, a renovated kitchen with a bartop for a more open concept, track lighting with dimmers throughout, washer/dryer that are only a year old, brand new ceiling fan in the master, brand new stainless refrigerator, water heater replaced 2.5 years ago, and bathrooms had been renovated prior to my purchase. All appliances stay. You get 2 parking spots but there is plenty of guest parking. My building is the only one with a privacy fence with a small, shared green area just off the back porch. We keep a table and grill out back.
