This is a studio with a small kitchen and spacious bathroom 1) HOUSE ALARM. Tenant may install a system and subscribe to an alarm monitoring company at Tenant's sole cost and expense. If Tenant chooses to have an alarm installed, Landlord will need the security code for emergency access. 2) PERSONAL PROPERTY. The following Personal Property is included with this Lease Agreement: - Refrigerator - Microwave oven - Window coverings 3) Tenant agrees to provide pictures of the property (indoors, front yard and backyard) taken once every 4 months and email or text them to Landlord to document the condition of the property. 4) Effective immediately, tenant shall be responsible for 'used based' repairs, (i.e clogged sink drain), and replacement of consumable items (i.e light bulbs, air filters, etc). 5) Tenant will furnish a copy of the renter's insurance within 7 days of execution of this lease.
