The Owner shall provide and pay for water, sewer, garbage, electricity, natural gas (if applicable), and standard internet service for the duration of the tenancy. The Tenant shall be responsible for any premium internet upgrades, cable television services, streaming subscriptions, or any additional communication services beyond those provided by the Owner. The premises shall be occupied only by the approved occupants listed in this lease agreement. No additional person may establish residency or reside on the property for more than fourteen (14) consecutive days without the prior written consent of the Owner. Smoking, vaping, or the use of tobacco, marijuana, or similar substances is strictly prohibited inside the dwelling, garage, and within twenty-five (25) feet of the property. The Tenant shall be responsible for any cleaning, deodorizing, or repair costs resulting from violations of this policy. No pets of any kind shall be kept, housed, or brought onto the property without the prior written consent of the Owner. Any unauthorized pet shall constitute a violation of this lease agreement. The Tenant agrees to keep the premises clean, sanitary, and in good condition throughout the tenancy. The Tenant shall promptly notify the Owner of any maintenance issues, leaks, damage, or conditions requiring repair. The Tenant shall be responsible for any damage caused by negligence, misuse, abuse, or the actions of the Tenant's guests or invitees. No alterations, painting, remodeling, or modifications to the property shall be made without the prior written approval of the Owner. The Tenant shall conduct themselves in a manner that does not disturb neighboring residents or interfere with the peaceful enjoyment of surrounding properties. Excessive noise, disruptive behavior, or nuisance activities are prohibited. Quiet hours shall be observed between 10:00 PM and 7:00 AM daily. The Tenant is responsible for the conduct of all guests and visitors while they are on the property. Guests staying longer than fourteen (14) consecutive days must receive prior written approval from the Owner. No illegal activity shall be conducted, permitted, or tolerated on the property. Any criminal activity occurring on or associated with the premises may constitute grounds for lease termination, eviction, or other remedies available under applicable law.
