At the end of contracted period agreement (2 or 3 years) lease could convert to a Month-to-Month Rental Agreement provided that Landlord and/or Tenant presents a 90-day written notice indicating desire to vacate or terminate the lease. Rent: The rent for the term is $3,150 monthly to be paid to Landlord or by direct deposit to Landlord's designated financial account. If on a Month-to-Month Rental Agreement, Landord must give Tenant written notice ninety days (90) days prior to any rent increase. Owner will provide information. Winterizing all outdoor plumbing systems such as draining water from hose bibs prior to winter, disconnecting hoses, and ensuring proper insulation of hose bibs. Cost of repairs of frozen pipes due to tenant's neglicence will be at the sole expense of tenant. Regularly changing the filters from HVAC system (instructions to be provided). Ensure indoor plumbing systems are kept free from debris and/or other substances that could clog and damage the system. That includes toilets, bathroom sinks, kitchen sink, shower drains. Tenant will be responsible to pay for unclogging systems that have been neglected due to accumulation of debris and/or other substances or materials. Ensure caulk and/or other materials used as sealers to prevent water from leaking through edge of bathtubs, sinks and/or other areas that could be exposed to water damage are properly sealed or re-caulked if needed. Promptly notify Landord of any water damage on ceilings or outdoor plumbing water leaks. Alterations and Improvements: Tenant shall make no alterations to the Premises or improvements on the Premises or contract any building or make any other improvements on the Premises without the prior consent of Landlord. Repairs of damages to walls such as holes, and/or other structures inside or outside of the premise due to neglect and/or lack of proper care will be at the sole expense of the Tenant.
