If you choose to apply for one of our properties, there is a non-refundable $45 application fee per adult applicant. All individuals 18 years of age or older who will reside in the home must submit a separate application. As part of the screening process, we will review credit history, check for prior evictions, verify employment when applicable, confirm sufficient and verifiable income from all eligible sources, contact previous landlord references, and complete a criminal background screening. In accordance with Cal. Govt. Code 12955(o), applicants using rental vouchers or subsidies will have income qualifications based only on the tenant's portion of the rent, not the full rental amount. We recommend applicants have a credit score of 500 or higher, no prior evictions, positive rental history, and no utility accounts in collections before applying. The lease term is a minimum of 12 months, and a security deposit is required. Utilities are not included in the rent and are the responsibility of the tenant. Pets are permitted with owner approval and must comply with the property's pet policy.
