Monthly rent is $1,000 per bedroom with a deposit of $1,000 security deposit per roommate. Rent includes internet and lawn care. The finished development will have a community pool and gym!
$60 Non-refundable application fee per applicant. Credit & Background check required. Minimum credit score must be 620 or better with good payment history. Income must be at least 3 times the rent. If a student, a guarantor is required with a $60 non-refundable application fee due to the lack of typical income.
Lease Duration:
Fixed 9 month term - August 1st May 1st w/ ability to renew for an additional 9-month term and pay for the additional months of May - July.
Renewal request for the next lease period must be submitted by December 31st of the current lease period.
Rent Amount & Payment Schedule:
Monthly rent due on the 5th of each month.
Late fees of 10% of rent ($100) applied after three (3) day grace period.
Security Deposit: $1000 per renter
Move In & Move Out Dates:
Move-in as early as August 1st, Move-out as late as May 15th.
Utilities:
All Utilities included.
Occupancy Limits:
Three full-time residents
Guests may stay 3 consecutive nights without written permission (maximum of 6 guests)
Guests cannot receive mail at the property
Guests cannot move belongs in or store items long-term
After exceeding allowed nights, the guest is considered an unauthorized occupant, which may result in:

Guests must follow all HOA rules tenant is responsible for guest behavior.

Parking Restrictions
Guests may have limited guest parking or time restricted passes.
Security / Access Rules
No giving out building keys, fobs, or gate codes to long term guests.
Guests must be accompanied in restricted areas (gym, pool, clubhouse).
Parking:
Tenants and guests must park the property's parking zone or in guest parking only.
Early Termination & Subletting:
Written notices 60 days before the desired termination date plus one month's rent.
Ground for fee-free early termination:
Military deployment
Uninhabitable conditions / landlord breach
Domestic violence, serious safety issues, harassment, or similar protected conditions.
Subletting requires that subtenant must complete application process and income/credit requirements. Sublease must end on or before the original lease expires.
Pets:
Maximum of 1 dog if they're house-trained.
Renter's Insurance:
Renter's insurance proof of coverage required for personal property ($15,000-$30,000) and liability coverage ($100,000).
