Laundry facilities with washer and dryer are located on the third floor. Residents also enjoy access to the rooftop patio, which includes a grill, outdoor seating, and a hammock perfect for enjoying early mornings or fresh evenings. Use of Property Private Areas: Tenant has exclusive use of the designated bedroom, bathroom, and a private patio. Shared Areas: Kitchen, living room, laundry, and rooftop deck are shared and must be kept reasonably clean. Tenant may not sublease or allow long-term guests without Landlord's written consent. 5. Pets Landlord maintains a cat in the residence. Tenant may not keep or bring pets of any kind without Landlord's prior written consent. Exceptions: service animals and emotional support animals as required by law. Tenant is responsible for any damage or cleaning costs caused by unauthorized animals. 6. Smoking & Vaping Smoking of cigarettes is strictly prohibited anywhere on the property. Vaping is allowed in Tenant's private patio, and on the upstairs deck, but not in shared indoor spaces. Tenant agrees to properly dispose of all vaping materials. 7. Guests / Overnight Stays Tenant may have guests and overnight visitors for up to 2 consecutive nights unless prior written approval is obtained from Landlord. Tenant is responsible for the behavior of their guests and ensuring they follow all house rules. Landlord may also have occasional guests; Tenant will be notified in advance. 8. Kitchen & Food Tenant will have designated space in the pantry, refrigerator, and kitchen cabinets for personal food and supplies. Tenant may use shared appliances (rice maker, air fryer, toaster, oven, etc.) and shared dishware or their own. Tenant agrees to clean appliances and dishes after use. 9. Cleaning & Chores Tenant agrees to maintain cleanliness in shared living areas. Tenants and their guests are required to remove shoes in all shared living areas of the premises. Wearing shoes is permitted within the tenant's private room at their discretion. Shared 1/2 Bathroom: Cleaning will rotate among the three residents approximately once per month, depending on usage. More frequent cleaning may be required if the bathroom is used heavily. Landlord may provide cleaning supplies; Tenant may contribute additional supplies (sponges, toilet paper, etc.) for shared areas if desired. Weekly trash disposal will be managed by Landlord unless otherwise assigned. Tenant is expected to maintain a reasonable level of cleanliness in private areas to avoid damage or odors. 10. Parking Tenant may use street parking. If HOA rules change, Tenant may coordinate with Landlord to use the private driveway 11. Decorating / Alterations Tenant may hang items using non-damaging methods (sticky hooks or removable strips). No painting or permanent alterations of the room or shared areas without Landlord's written consent. 14. Rooftop Deck / Grill Tenant may use the rooftop deck and grill. Tenant is responsible for cleaning and maintaining these areas after use. Tenant must not engage in unsafe behavior on the deck or with grill equipment. 15. Internet / Wi-Fi Usage Tenant may use Wi-Fi for personal use. Tenant agrees to use internet responsibly and not engage in illegal activity. Excessive bandwidth use affecting others may require discussion and agreement on limits. 16. Rooftop / Outdoor Safety Tenant is responsible for safety on the rooftop deck. Unsafe behavior, including climbing on railings or throwing objects, is prohibited. Landlord is not responsible for accidents caused by misuse. 17. Conflict Resolution Tenant and Landlord agree to communicate respectfully regarding disputes. First, attempt verbal resolution; if unresolved, document the issue in writing and work toward a solution. Persistent unresolved conflicts may result in termination of tenancy under the terms of this Agreement. 18. Security / Entry Tenant will have a personal pin for a keypad lock on their bedroom door. Landlord retains a key for emergencies, including water shut-off access or urgent repairs. Landlord will provide 24-hour notice for non-emergency entry, including inspections. Tenant must allow Landlord to show the room to prospective tenants with 24-hour notice during the lease if they have given notice. 19. House Emergencies Tenant will immediately notify Landlord of emergencies such as water leaks, electrical issues, or fire. Landlord may access the room immediately in emergencies. Tenant is encouraged to keep personal first aid supplies and be familiar with emergency exits. 20. HOA Rules Tenant agrees to comply with HOA rules and regulations provided by Landlord. Failure to follow HOA rules may result in fines or termination of tenancy. 21. Legal & Liability Tenant must comply with all federal, state, and local laws. Landlord is not responsible for Tenant's personal property. Renter's insurance is recommended. If legal action is required to enforce this Agreement, the losing party will be responsible for court costs and attorney fees. Failure to comply with this Agreement may result in termination of tenancy
