    Looking for a tenant starting July 2019 for a 12-month lease. Spacious apartment, lots of amenities, really convenient location. Location: This building is located within a few blocks of 3 metro stops. A block away from Waterfront (Green), 4 blocks away from L Enfant Plaza (Green/Yellow/Orange/Blue), and Federal Center (Blue/Orange). Many bus stops close by, and the Capital Bikeshare rack is a block away near the Safeway/Starbucks/CVS. The Wharf (fancy restaurants/bars/entertainment/shopping) is 3 blocks away, and the National Mall (free Smithsonian museums) is 4 blocks away. Everything you would need is just few blocks away, including a hardware store, library, Whole Foods, Zipcar, Navy Yard (more food & drinks, winery, brewery), ballpark, kayaking, and a water-taxi to Georgetown/Alexandria/National Harbor. This apartment is in the middle of the new & shiny developments and old & established historical sites. It s quite residential so it doesn t get loud, and there s always a good amount of foot traffic so it s pretty safe. Locations doesn t get better than this. Features: - 24-hour concierge - Pool - Gym (weight room & cardio room) - Business center & community room for private events - Washer/dryer inside the unit - High ceiling (9") - Elevator - Intercom (dials to phone) - Central heat/AC - Trash room down the hall Building: The complex offers 24-hour concierge, pool, weight room, cardio gym, mirrored fitness room for classes or group exercise, business center, community room, and secured access. All are included in the monthly rent. The apartment: It has lots of light (in the afternoon), 9-foot high ceiling, very spacious (750sqft). Gourmet open kitchen has gas stove, granite counter, and plenty of cabinet spaces. Washer & dryer in unit. Parking: There is no dedicated parking space for this unit. There is DC resident street parking, for which you would need to get a permit for, which is quite easy as the police department and DMV are just few blocks away. You can also rent a dedicated parking spot from someone in the building with parking spaces (there s a building community page where residents in the building post sales/rentals/inquiries of random things including parking spots and furniture). Financing: Rent is $1800 per month. I will ask you to fill out a short application which asks for basic information and references, and once that's done I'll request a credit/background check, which you will pay $30 directly to the vendor. The building requests a $200 move-in fee. First month and security deposit (1 month) is due at signing of the lease. Utilities: You have the option of Comcast or RCN for internet/cable. Electric is Pepco, gas is Washington Gas, and water/sewage is included. Move-in/Move-out: At the start of the lease, I ll give you the keys, and also perform a walkthrough of the place with a check-in sheet, detailing the condition of the place. You'd have to coordinate with the building to reserve the loading dock for the moving date. Misc: No pets. Cigarettes are not allowed inside the building; smokers are ok as long as you go outside. You also need to stick to the condo rules that I d provide a copy of, which are pretty standard and I d walk you through it.
