I will be moving to Maryland and looking for a reliable and kind tenant to live in my condo. Since I will be local, I will be around to help with any needs/concerns. Unit will be available August 2026.
The studio is located 4 miles from DCA (Reagan National Airport), 28 miles from IAD (Dulles International Airport), and 33 miles drive to BWI (Baltimore/Washington International Thurgood Marshall Airport).

There are 3 metro stops nearby the house, which makes it easy to visit DC without a car. Waterfront Station (.2 mile), L'Enfant Plaza (.7 mile), & Federal Center SW (.6 mile).

A short walk from the National Mall, Capitol, and Washington Monument. The neighborhood is a slower paced compared to other parts of the city. The area is a good mix of federal buildings, cozy shops/restaurants, and unique architecture. Perfect for residents who want to be in the city, but have a quiet place to come home to after a day of exploring!

1. The monthly rent due is $1750.00
2. Owner is responsible for water and trash.
3. Tenant is responsible for gas, internet, and electric.
4. No pets.
5. No assigned parking spot, tenant can rent from another resident or sign up for resident street parking.
6. Smoking of any kind is prohibited.
7. $700 move-in fee. Owner is opened to assisting with this cost for tenant!
8. Rent payment is delivered to landlord via check, ACH, PayPal, or Venmo.
9. The minimum lease term is 12 months with the option to extend.
10. Rent is paid in 12 monthly payments.
11. Rent is due first on the month and late after the fifth of the month. A late fee may be charged.
12. The security deposit will be one month's rent and due at time of lease signing.
13. Tenant will have access to community's pool, gym, and concierge in sister building (800 4th St, SW).
14. If maintenance/repairs are needed, tenant will work with landlord to arrange time to resolve issues.
15. Maximum occupancy of unit is 2 residents.
16. Tenants are required to obtain renter's insurance to protect their personal property and safeguard against perils and liability exposure.
17. At the beginning of the tenancy, the tenant and landlord will prepare a detailed report of the condition of the rental dwelling, list all damage, and agree on all existing conditions.
