We are limiting occupancy to single families/couples of up to three adults, up to four kids and up to two pets. Open floor plan living/dining/kitchen/tv nook 1000sf has great flow. This 2,400sf house has private beach access down the lane overlooking Acadia/Mt. Desert Island, next town over from Blue Hill arts and food scene (7mi), and the other direction to the town of Ellsworth's shopping (5mi). Beach located just a short 300' walk down the private camp lane (the house is located on a little peninsula with about 15 others, providing an idyllic little enclave on Contention Cove, no public traffic). We have found it works very well to have a couple offices set up. Nice fire pit too! Flexible 5-9 month rental October-June, Tenant responsible for cable/phone if desired, electricity, propane, 300gb internet are billed to tenant against security deposit, and wood usage is up to the tenant to arrange (we have a good local supplier to refer). All snow plowing and any wood left over from the summer is included in the rental price. IMPORTANT NOTE: First month rent as well as $700/mo security deposit x number of lease months up to 7 due at lease signing (e.g. $3,500 security deposit for 5mo, etc.) wherein the security deposit will likely cover all non-included utilities throughout as well as a modest damage deposit/refund. The balance of all rent for the total period of the lease due before occupancy. Families/couples only, no roommate situations. These are pretty firm terms, though exceptional credit and high income ratio may allow for some negotiation on full rental payment upfront.
