If there is damage found that is not disclosed to the owner, the deposit will be forfeited and a new deposit will be required to renew lease. The owner offers 6-month or 12-month lease. There is no smoking of any kind allowed indoors, in the four seasons room, or garage (tobacco, cannabis, vaping, etc.). Any guests staying past 10 consecutive days is considered an unauthorized occupant, and is prohibited by the owner. If a visitor exceeds this without the owner's written consent, they are violating the lease agreement. The first offense will be a written notice and the unauthorized tenant will be demanded to vacate the premises. The second offense will result in a written eviction notice and a forfeiture of deposit. The renter is responsible for updating the owner of any decrease of income or loss of income. Subletting is prohibited by the owner. The owner is required to give a 24-hour notice of routine inspections or repairs. If a 24-hour notice is given, and no one answers or is present, the owner is allowed to enter the premises within reason.
