Photo ID: All people aged 18 or older must submit a copy of their driver's license or other approved photo ID with the application. 2. Credit: A credit report will be processed for each applicant that is 18 years or older. Property Manager or Landlord may reject or deny applicants with credit scores below 650, or with a history of foreclosures or bankruptcies occurring within the last seven years. 3. Rental History: Last two places of residency history must be provided to process your application. If you rented, Landlord contact information must be filled out. Landlord may deny or reject applicants with negative or no rental history, evictions, and/or rental debt. 4. Employment History: Two years of consecutive employment history should be submitted along with proof of monthly income that is, at least, three times greater than monthly rent. If Tenant does not have employment history, please provide proof of income via bank statements showing deposits for at least the preceding three months. 5. Deposits: Applicant must submit a security deposit and signed lease within 48 hours of acceptance of application. Failure to do so will result in cancellation of the application. If owner permits a pet, a pet deposit must be paid on or before move in. 6. Property Condition: You are accepting the property in an as-is condition. Requests for changes to the property must be submitted in writing with the application. 7. Landlord may deny or reject applicants that have failed to complete their application, failed to pay the application fee, or who have submitted false identification, invalid social security numbers or other acceptable forms of identification, or false information with their application. 8. Criminal, Sex Offense, and Terrorist Database Check: Landlord will check these databases for all occupants 18 and over. The Landlord will reject any applicants that have a lifetime registration requirement relating to their conviction of a sexually oriented offense in any state or who have been convicted of manufacturing methamphetamine on federally-assisted property. The Landlord may deny or reject any applicant if their criminal record indicates they will be dangerous or a risk to other tenants and neighbors. Criminal backgrounds involving violent crimes, sex offenses, domestic violence and/or involving the possession/distribution of weapons or illegal substances may be grounds for denial of an application. Exceptions may be made based on the type or age of offense. 9. Upon acceptance of your application, Landlord will furnish Tenant with a lease agreement reflecting the terms and conditions of tenancy. No binding lease agreement or tenancy exists until it is reduced to a written agreement approved and signed by Landlord and Tenant(s).
