Tenant will also be responsible for any failure or damage to the HVAC, plumbing, or electrical systems that result from Tenant's neglect, misuse, or failure to maintain those systems. Maintenance and Cleanliness: Tenant shall maintain the property, including the interior and exterior areas, in a clean and sanitary condition at all times. Tenant is responsible for mowing the lawn, maintaining landscaping, and managing pest prevention as needed. Tenant shall promptly notify Landlord of any necessary repairs. HOA Compliance: Tenant must comply with all applicable Homeowners Association (HOA) rules and regulations. Occupancy and Subleasing: The property shall be occupied only by the individuals listed on the lease. No subleasing or assignment of the lease is allowed without written consent from the Landlord. Landlord Entry: Landlord (or Landlord's agent) may enter the property with reasonable notice for inspections, maintenance, or emergencies. Smoking and Pets: No smoking and no pets are allowed anywhere on the property. Tenant will be responsible for all costs associated with removing smoke odor, residue, or damage caused by violation of this rule. Renter's Insurance: Tenant is encouraged to maintain renter's insurance to cover personal belongings and potential liability during the lease term. Early Termination: In the event Tenant chooses to terminate the lease before the end of the agreed-upon term, Tenant will remain financially responsible for the rent owed for each remaining month of the lease until the property is re-leased to a new tenant or the lease term ends whichever occurs first. Tenant will also be responsible for any advertising, cleaning, or re-leasing fees incurred as a result of the early termination. End of Lease / Move-Out: If Tenant does not wish to renew, Tenant must provide at least 30 days' written notice prior to lease expiration. The property must be returned in tidy, clean condition. Any repairs required for damages beyond normal wear and tear will be deducted from the security deposit. Any costs exceeding the security deposit are the Tenant's responsibility and must be paid immediately upon invoice.
