A leasing agreement must be signed. Lease may be renewed on an annual basis, subject to mutual agreement of the Landlord and Tenant. Smoking of any kind is strictly prohibited on this property. The use, possession, or distribution of any recreational drugs is not allowed on the premises. Tenant agrees to comply with all applicable Homeowners Association (HOA) rules and regulations. Tenant must notify the Landlord immediately of any signs of water leakage, flooding, or other maintenance issues to prevent property damage. Tenant may grow vegetation only in the designated gardening areas (e.g., raised beds). Tenant is responsible for mowing the lawn, while the Landlord will maintain all other landscaping care. Hence, Tenant may not remove any trees or shrubs on the property that are owned by the Landlord without prior written permission. Tenant is responsible for maintaining the property in a clean, orderly, and sanitary condition at all times.
