This is a generous size guesthouse situated in the back of a HUGE east Austin lot, with an enormous private backyard. This is an amazing living space for one person! My girl friend and I live in the main house (the front house), and the guesthouse in the back is 30-40 feet away from the main house... Plenty spaced apart to feel nice and private. The guesthouse features a beautiful second-story balcony, real wood floors, a one-car garage, washer and dryer, and dishwasher. The backyard is a communal space, shared between my gal and I, and you. It does not come furnished, but I can offer the couch to you for free since it fits so well in the space. Please note: I prefer to rent the cottage to *one* tenant only (a single person), but I am open to considering a couple as well. The neighborhood is in a great location that is close to downtown, and it's two blocks from Austin Bouldering Project for awesome indoor rock climbing, and it also has a gym and yoga studio. The house is also two blocks from a great coffee shop, and walking distance to great neighborhood bars and cafes. Utility bills would be split between us in the main house and the guest house, but since the guest house is smaller, you're only responsible for 1/3 of the utility bills. We pay 2/3, you pay 1/3. Monthly costs are reasonable, as I do my best to conserve energy, no irrigation system or lawn watering. Your monthly cost for bills (1/3 of total) will range from about $85-$175, depending on the season/weather. This includes utilities, gas, and internet. **No cigarette smokers please** I too live on the property so I will not except any cigarette smoker, even if outside. Cigars and 4:20 ok.
