Very close to Angus Elementary School, Grissom Middle School, Sterling Heights High School, all within Warren consolidated schools. No carpet in the entire house besides the master bedroom and the adjacent bedroom. The entire house is for family renting, no room sharing will be permitted. Utilities: -Tenant will be responsible for paying water, electric and gas bills. Maintenance: -Please smoke outside if there are smokers, tenant will be responsible for clean up fees at the end of lease for any smoke related damages. -Tenant will be responsible for any lawn care (mowing grass, trimming, clean up), any fees associated with negligence from the city of Sterling Heights will be passed onto tenant. -Tenant will be responsible for keeping the property clean, take out the garbage and say hi to the neighbors (optional). -Tenant will be responsible for cost of repair in case of damages found on the property that were not there at the time of signing the lease. -Inform landlord of any appliances damages by texting (preferred), calling or emailing. Pets: -Pets are not allowed but can be negotiated. Lease terms and expectations: -Lease term is 12 months and can be month-by-month after the initial 12 months. -Payments will set for which ever day of the month is the move-in date. -There will be a $25 late fee for late payments. -Deposit will be given back to tenant after the 12-months lease. -In case of early termination of the 12 month lease, landlord will keep the deposit. -During the month-to-month lease period, if tenant wants to move out, the remainder of the rent will be returned to tenant (rent cost)/30 x (remaining days of lease period). Remaining days of lease period will start after tenant have completely moved out of the property. -There will be a move-in inspection and move-out inspection done to look for potential damages. -This house is residential dwelling only. -Please be mindful to the neighbors when inviting guests. -Keep noise level down when having guests over. -No smoking inside of the properties and definitely do not do drugs on the property.
