Lease Agreement We, (tenant/tenants) do agree with the following terms and conditions set forth by Matthew & Deanna Holdren (Landlord) to lease the rental property at 3618 Easthampton Dr. Gastonia, NC 28056. Lease agreement as follows: Landlord agrees to lease for single family residential use only No other persons will live in/on premises without prior written agreement by Landlord. Any changes to lease agreement must be approved by Landlord. If any other persons other than who is on the lease move on to the premises there will be an extra monthly fee of 400.00 per month per person. Terms: The term of the lease commences on and will be reviewed/renewed yearly. Tenant must provide 30 day written notice of vacancy. Rent: $1550.00 to be paid by the fifth each month. Late fees (25.00 per day late) will apply if not received after the fifth of each month. Tenant will be charged $35.00 fee for NSF (non-sufficient funds) Security Deposit: Security deposit will be 1550.00 paid to landlord at day of lease signing. Inspections: Landlord can inspect premises at any time. Landlord responsibilities: Landlord will be responsible for major repairs. Call Landlord before repairs are made. All painting must be approved by Landlord. Insurance: All personal property will not be covered by the Landlord; the Landlord assumes no liability for personal property loss, personal property damage, or death/injury to any person on rental property. Tenants will need to provide renters insurance proof. Dogs: Pet deposit of 150.00 per pet. (Non-refundable). Tenant will be responsible for dogs, lawn, any damages, and replanting grass where dogs are. Tenant responsibilities: It is the responsibility of the tenant to keep the premises in sanitary condition at all times. Tenant is responsible for lawn mowing, weeding, shrubs & trees. Tenant will keep driveway & sidewalks free from dirt, debris, snow and ice. Tenant is responsible for any damages due to visitors, guests or other members of the family. Tenant must notify Landlord of any damages to the property. Tenant is responsible for lights, gas, and water trash disposal. Tenant is responsible for all minor repairs. Hazardous Material: Tenant will not be allowed to keep any explosives or dangerous materials on premises. Parking: Tenant will be permitted to park in the driveway. NO junk cars. Any car that is not in working condition must be removed from the property. Locks: Locks can't be changed by tenant without permission of the Landlord.
