It has very convenient access to schools, shopping, dining, parks and recreation. Both the house and the lot are much larger than most others nearby. It still has a rural atmosphere reminiscent of when it was first built over 120 years ago. It feels like an oasis in the middle of the city. This is a very rare opportunity to own much more than just a piece of history. Our house from 1900 has been "restored" not "remodeled". We chose not to just rip out everything the way that most "flippers" do these days. We felt that this would cause the house to lose the charm that it has acquired while it evolved over the past 120 years. We do not believe that a very old and historic house should look and feel like a brand-new house just to keep up with the latest trends. Looking at records from the Pierce County Assessor's office this appears to be the oldest house on North Orchard St. in Tacoma. When it was built Orchard Street did not go through it ended at the Orchards that were tended by people who lived in this house. North 37th St. was the through "street" at that time. For the first 110 years after it was built this house was addressed 5104 N. 37th St. The house is two to three times larger than most other houses nearby with a lot that is over twice as large as most others in the neighborhood. Despite being located in the middle of arguably one of the best parts of Tacoma in close proximity to Ruston, shopping at Westgate, the Proctor area, Point Defiance, the Waterfront, and other parks and recreational areas... as mentioned previously the setting with lots of trees, plant life, and visiting wildlife makes it feel rural. We have deer who visit us frequently. On occasion they have done some damage to our shrubbery and flowers outside the 6 ft high wooden fenced yard, but could you really chase them off? This is truly a one-of-a-kind house with all sorts of incredible opportunities. The way the house is set up currently there is a lot of space for all sorts of activities. This house has something for everyone. Hobbyists, woodworkers, auto mechanics, businesspeople, gardeners and others appreciate the huge basement with ample storage, a workshop with a large utility sink and a 2 car drive-in garage. People who like to cook like the layout and storage space in the kitchen. Kids love the whimsical up-stairs. People with Recreational Vehicles, boats and trailers like the long and wide space behind the house where their treasures can be parked and hidden from the street. The giant fully fenced yard keeps deer from eating garden plants and keeps pets and kids in safety. The entryway has doors, and there is a door at the top of the stairs leading to a suite with a bathroom, two bedrooms and ample storage areas / closets. Copper plumbing goes behind the wall in the back bedroom so that it could easily be converted to a kitchenette. The entire upstairs could easily be rented out as a separate living area or used as space for a home-based business. We have tried to bring back the look and feel of a historic house and not imitate the latest trend which will be outdated in just a few years. We have gone to great expense and trouble to do this. Look at the Cornices on top of the exterior window trim as an example. It all had to be handmade to match the few original pieces that were still in good shape. Would a house flipper do that? This house has been restored, not remodeled. It is really all about what you want and need. In our neighborhood people have been spending small fortunes on 1000 - 1400 sq ft houses on small lots built from the late 1970s to early 1980s which have received quick and inexpensive makeovers. What we are offering is about twice the land and three times the structural area with original character that has been preserved after a great deal of effort. Because of its size and layout, it also has obvious income producing possibilities... office space, workspace, and storage, upstairs apartment, or short term rental opportunities for part or all of the house such as AirBNB etc...
