Mobile home with 2 bedrooms, 1 bath, Florida room and carport on two lots (land would be owned by you). The Good: -Well water (we recently had a new pump installed and the well inspected, everything good there!) -AC/Heat working (Just had the Central Air A/C unit fan motor replaced for $400. Ran it back in Sept. We were just running the electric heat in Jan.) -New fixtures on bathroom and kitchen sink -Refrigerator, oven/range and microwave included -Fully furnished -Work was done to repair the pipes under the floor, and part of the floor was replaced with a nice new subfloor -Walking distance to the lake...would be a nice little getaway for snowbirds! -Friendly neighbors -Move-in ready -Land has a deed, mobile home has a title -No HOA fees or lot rent -Has its own septic and well so no extra sewage or water bills there -Any age can live in the park, does not need to be 55+ -Large carport out back -Property taxes are only about 400-500 a year -Double lot with plenty of space -Nice tree with shade in the back. Helps to keep the place cool. -Ceiling fans throughout house Needs Work: -Florida room could be really nice with a little TLC. I would probably rip out the old carpet and eventually replace the drop ceiling if I were staying there. There was a small leak in the corner and some of the plywood may need replaced there. -No washer/dryer included but there is space/hookup for them -Water heater works fine but is small. The 2'x2' area under the water heater needs reinforced/replaced. I would probably just get a new water heater because I like long, hot showers! -The tub is small. These older trailers have tiny tubs for some reason. But, there seems to be plenty of room in the bathroom to install a bigger one if you wanted. I would probably want to install a new tub or just put in a shower instead. Again, it works. -Since the sub floor was replaced in the bathroom/hallway, it would need some linoleum or carpet installed eventually. If we would have had more time, we would've done this ourselves. I don't think this would be an expensive fix, however. The carpet/linoleum in the bedrooms and kitchen is fine but a little dated. If you're handy, you could fix most of these things on your own without too much of an investment! Trailer has a title, the two lots have a deed. We are back in PA, but can arrange a time with the neighbor for you to come and look. No owner financing--sorry, this is an estate sale and we have to settle funds between family members
