Open house this Monday, January 19th, from 7:30 am to 3pm. Feel free to park in the driveway and walk in - there will be workers inside finishing painting - take as many photos/videos/measurements as you want, and go anywhere/stay as long as you want. Check for newly added open-house times as they get posted above (note that the frontyard still requires a final cleanup after a recent eviction due to non-payment of rent). Move-in available starting January 25th. If you see the listing, the house is still available, and I am still taking new applications - I will take the listing down as soon as it is rented out. TO VIEW THE HOUSE IN PERSON Check this listing for newly posted open house times at the top; it may be updated multiple times per day with new dates/times, sometimes for the same day. TO APPLY Submit the application through Zillow (if you saw the listing on some other platform, find this house on Zillow and apply through their platform) and additionally provide the following. - Desired move-in date. - Number of adults and number of children that would be living in the house. - Specify who else might be staying at the house for more than a few days per year (if applicable). - Jobs that you (and any other working adults) hold, for how long, and your total (combined, if multiple working adults) monthly income. - Previous rent amount, how long you have been living there, reason for moving, and whether you have had any cases of late payments. - Anything else I should know regarding what might come up when running your credit, eviction, and criminal background checks. NOTE: If you do not meet the income-to-rent requirements mentioned in the last section OR have big dogs, please message before formally applying, as I don't want you to waste your application fee in case your situation can not be accommodated. CURRENTLY FINISHED RENOVATIONS - New professional-grade paint for ceilings and walls. - Newly painted doors, door frames and window frames. - Brand new locks for all entrance doors. - Brand new quartz kitchen countertops. - Newly overhauled water heater. CURRENTLY ONGOING RENOVATIONS - New oversized light switch and outlet wall plates. - New flooring in the master bedroom. - New mirror closet doors for all closets. - Professional cleaning. P.S. Property will be managed by me (the homeowner). I live not far away and do most of the maintenance myself, so you will not experience delays when repairs are required. IN-DEPTH RENOVATIONS IN THE LAST FEW YEARS - New central AC & heater furnace. - New AC ductwork (no fiberglass or accumulated dust like in some older houses). - New sewer pipes, both under the house and in the front yard, multiple cleanouts (no need to worry about slow flushing). - Double-pane vinyl windows. - Fresh stucco for the curb appeal. - Recent roof with an estimated 10-year remaining lifetime. - New kitchen cabinets with soft-close doors and drawers. - Mosaic tile backsplash, stainless steel kitchen sink. - Stainless steel appliances. - Whole-house water filter and softener (you would be responsible for providing salt for it). - Reverse osmosis filter under the kitchen sink (you would be responsible for replacing the filters when needed). - The whole house got tented for termites less than 4 years ago as a precaution. SECURITY - 4 security cameras with motion-triggered floodlights in the front yard. Can be removed if desired (I put them up upon previous tenant request, due to them keeping lots of expensive tools in their work trucks - not that they had any issues) - or alternatively, I can put up even more cameras at no cost to you. - 1 security camera in the crawlspace to detect any rodent activity (no issues so far, just a precaution). - Lockable 6ft tall gate at the end of the driveway. - Metal screen doors with 2 locks on each at 3 out of 4 entrances (a 4th metal screen door can be installed for the single remaining back yard entrance into the kitchen without it, but would require the splitting of the costs between you and me). - Lockable mailbox. - A wide, quiet (very little through traffic due to neighborhood layout) street with sidewalks and (to my knowledge) no other single-family houses being used as rentals. - Up and coming neighborhood - the cross street of Campo Road is planned to be majorly renovated to bring in more shops, restaurants, art spaces, etc. Google "Campo Road Corridor Revitalization Specific Plan" for more details, and skip to page 17 of the PDF to see specific details. CHEAP UTILITIES Tenant pays: SDGE, Water/Sewer, Trash, and Cable/Wifi (if desired). - House has 20 solar panels totaling 5 kW - previous tenants averaged under $100/m for SDGE with 6 occupants while often leaving some of their lights overnight. - R19 insulation in the attic. - With 2 front yard and 2 back yard doors open, the house always has a light breeze through it due to the surrounding hills, allowing for further reduction of AC usage. - 200A electric panel in front of the house with potentially easy level 2 charger installation for electric car charging. - Previous tenants averaged about $80/month in water costs with 6 people living there. - Edco and WM for trash pickup at around $60/month. - Multiple internet options: T-Mobile and Verizon at around $50/month, Cox at around $60/month. ADDITIONAL FEATURES - Big (140 sq ft) attached covered porch in front of the front yard entrance into the kitchen. - Master bedroom has its own separate entrance and walk-in shower in the master bathroom (perfect for extended families, etc). - Bamboo floors in the living room/kitchen/halls; luxury vinyl planks in the bedrooms. - Washer and dryer on-site in a shed located outside the house under the kitchen window (5 yards from one back yard and one front yard entrances) PARKING - Huge concrete driveway that can fit 2-3 cars side by side for a total of 5-7 cars. - Additional improvised parking for up to 6-8 cars by parking on top of the gravel/grass next to the driveway. - Additional parking behind the lockable 6ft gate at the end of the driveway for a boat/RV/etc. - Street parking is also often available. BACKYARD - Huge 0.3-acre flat yard. Includes a large plastic shed for storage (property has no garage) + you can add more sheds (with prior landlord approval) if desired. - Huge gazebo on an even bigger (20'x26') concrete pad with outdoor furniture. - Improvised fire pit behind the gazebo. - 6ft fence all around the backyard for privacy. - Due to their size, the back yard and front yard combined require about 3 hours of lawnmower + weed-whacking 2-4 times a year (depending on the rainfall). If you do not want to take care that yourself, it can be done for you at $30/hour. LOCATION - Located on S Cordoba Ave - walking distance to Starbucks, restaurants, grocery stores, and public transport. - The closest elementary/middle/high schools are located within 0.7 miles or less. - Highly rated Helix High School (one of the best in all of San Diego County) is within 5 miles. - Target and Regal Edwards movie theater are 3 miles away, Costco and Trader Joe's are 4 miles away, and Walmart is 5 miles away. - Even though located within easy access of Highway 94 (one on-ramp 0.4 miles away, another one 0.7 miles away), there is basically no street noise audible outside the house due to how the surrounding area is sloped. - 12 miles to downtown San Diego, 2 miles to CA-125. MOVE-IN REQUIREMENTS Note that the rental price is lower than the market average to have somebody well qualified to move in quickly (preferably before the end of January). Due to overwhelming demand, I have updated the listed price from $3,200 to $3,500 on January 3rd. If you have already toured the house before January 4th, the previous lower price will be honored, provided you can start paying rent as soon as interior renovations are complete. - Verifiable income of at least 3x the rent amount and a credit score of 700+ for all working adults. A lower credit score can be OK depending on your circumstances, but might require a co-signer and/or extra fees for rent-guaranteeing services and/or proof of substantial funds in a savings account. - Landlord references from the residences in the last 36 months, and verifiable rent receipts for the last 6 months. - No application fee - just submit the application provided by this platform, and I will get back to you with additional questions. Note that due to high demand (I have received more than 40 leads via Zillow in less than 6 days), I might be delayed in getting back to you. - Rental agreement is month-to-month, but long-term tenants are preferred. - RENTERS INSURANCE: Tenant must carry renters' insurance (HO-4) with a minimum $100K liability. - Cats OK. - Well-trained and behaved (no unprovoked barking) -- and picked up after -- SMALL dogs are OK with an additional refundable pet deposit. - No medium/big dogs (except for K9 dogs if you are in Law Enforcement). - No smoking indoors. No utilities are included, but solar panels lower electricity usage significantly. Rented month-to-month, but long term tenants preferred. Rent is due on the 1st, and late on the 5th.
