    Open house this Monday, January 19th, from 7:30 am to 3pm. Can be removed if desired (I put them up upon previous tenant request, due to them keeping lots of expensive tools in their work trucks - not that they had any issues) - or alternatively, I can put up even more cameras at no cost to you. - 1 security camera in the crawlspace to detect any rodent activity (no issues so far, just a precaution). - Lockable 6ft tall gate at the end of the driveway. - Metal screen doors with 2 locks on each at 3 out of 4 entrances (a 4th metal screen door can be installed for the single remaining back yard entrance into the kitchen without it, but would require the splitting of the costs between you and me). - Lockable mailbox. - A wide, quiet (very little through traffic due to neighborhood layout) street with sidewalks and (to my knowledge) no other single-family houses being used as rentals. - Up and coming neighborhood - the cross street of Campo Road is planned to be majorly renovated to bring in more shops, restaurants, art spaces, etc. Google "Campo Road Corridor Revitalization Specific Plan" for more details, and skip to page 17 of the PDF to see specific details. CHEAP UTILITIES Tenant pays: SDGE, Water/Sewer, Trash, and Cable/Wifi (if desired). - House has 20 solar panels totaling 5 kW - previous tenants averaged under $100/m for SDGE with 6 occupants while often leaving some of their lights overnight. - R19 insulation in the attic. - With 2 front yard and 2 back yard doors open, the house always has a light breeze through it due to the surrounding hills, allowing for further reduction of AC usage. - 200A electric panel in front of the house with potentially easy level 2 charger installation for electric car charging. - Previous tenants averaged about $80/month in water costs with 6 people living there. - Edco and WM for trash pickup at around $60/month. - Multiple internet options: T-Mobile and Verizon at around $50/month, Cox at around $60/month. LOCATION - Located on S Cordoba Ave - walking distance to Starbucks, restaurants, grocery stores, and public transport. - The closest elementary/middle/high schools are located within 0.7 miles or less. - Highly rated Helix High School (one of the best in all of San Diego County) is within 5 miles. - Target and Regal Edwards movie theater are 3 miles away, Costco and Trader Joe's are 4 miles away, and Walmart is 5 miles away. - Even though located within easy access of Highway 94 (one on-ramp 0.4 miles away, another one 0.7 miles away), there is basically no street noise audible outside the house due to how the surrounding area is sloped. - 12 miles to downtown San Diego, 2 miles to CA-125. MOVE-IN REQUIREMENTS Note that the rental price is lower than the market average to have somebody well qualified to move in quickly (preferably before the end of January). Due to overwhelming demand, I have updated the listed price from $3,200 to $3,500 on January 3rd. If you have already toured the house before January 4th, the previous lower price will be honored, provided you can start paying rent as soon as interior renovations are complete. - Verifiable income of at least 3x the rent amount and a credit score of 700+ for all working adults. A lower credit score can be OK depending on your circumstances, but might require a co-signer and/or extra fees for rent-guaranteeing services and/or proof of substantial funds in a savings account. - Landlord references from the residences in the last 36 months, and verifiable rent receipts for the last 6 months. - No application fee - just submit the application provided by this platform, and I will get back to you with additional questions. Note that due to high demand (I have received more than 40 leads via Zillow in less than 6 days), I might be delayed in getting back to you. - Rental agreement is month-to-month, but long-term tenants are preferred. - RENTERS INSURANCE: Tenant must carry renters' insurance (HO-4) with a minimum $100K liability. - Cats OK. - Well-trained and behaved (no unprovoked barking) -- and picked up after -- SMALL dogs are OK with an additional refundable pet deposit. - No medium/big dogs (except for K9 dogs if you are in Law Enforcement). - No smoking indoors. No utilities are included, but solar panels lower electricity usage significantly. Rented month-to-month, but long term tenants preferred. Rent is due on the 1st, and late on the 5th.
