No Unauthorized Pets No animals are permitted on the property without prior written approval from Landlord. Unauthorized pets are a material lease violation and may result in immediate fees, damages, and/or termination of tenancy. 2. Pet Responsibility (If Approved) Approved pets must be disclosed in writing. Tenant is fully responsible for all pet-related damage, including but not limited to flooring, landscaping, odors, and cleaning. 3. Tenant Damage Liability Tenant is responsible for all damage caused by Tenant, occupants, guests, or pets, including excessive wear and tear. Repair costs may exceed the security deposit and remain Tenant's responsibility. 4. No Repairs by Tenant Tenant shall not perform repairs, modifications, or installations to any systems (including plumbing, electrical, HVAC, or irrigation) without prior written consent from Landlord. 5. Maintenance Reporting Requirement Tenant must promptly report any maintenance issues. Failure to report issues that result in further damage may be considered negligence and charged to Tenant. 6. Yard & Exterior Enforcement If Tenant fails to maintain lawn, weeds, or landscaping, Landlord may arrange service and charge Tenant as additional rent. 7. Cleanliness & Odor Control Tenant shall maintain the property in a clean and sanitary condition. Persistent odors (including pet or smoke-related) requiring remediation shall be charged to Tenant. Tenant acknowledges that pet-related damage, odors, or contamination (including urine, feces, or other biological damage) may require specialized remediation. Tenant agrees that such remediation may include, but is not limited to, sealing subfloors, replacing flooring, baseboards, or drywall, and professional odor treatment. Tenant agrees that all such remediation costs shall be Tenant's responsibility and may exceed the Security Deposit. These costs shall be considered additional rent and due upon demand. 8. No Smoking Inside Smoking of any kind (including vaping) is strictly prohibited inside the property. Violations will result in cleaning and remediation charges. 9. Move-Out Condition Property must be returned in substantially the same condition as move-in, excluding normal wear and tear. Cleaning, repairs, and odor removal will be deducted from deposit and/or billed to Tenant. 10. Inspections Landlord may conduct periodic inspections with proper notice to ensure compliance with lease terms. 11. Unauthorized Occupants Only approved occupants listed on the lease may reside at the property. Unauthorized occupants are prohibited. 12. Rent Default & Costs Tenant agrees to pay all reasonable costs incurred by Landlord due to lease violations, including collection costs and legal fees where permitted by law. 13. Additional Rent Clause Any charges under this lease, including repairs, maintenance, or fees, shall be considered additional rent and subject to the same enforcement as rent. 14. Month to Month Re-evaluation Upon expiration of the initial lease term, tenancy shall continue on a month-to-month basis. Either party may terminate with 30 days written notice. Landlord reserves the right to adjust rent with proper notice as required by Nevada law. 15. Lawn Equipment (Courtesy Use) A lawnmower is provided for Tenant's convenience. Tenant may use the equipment and is responsible for its normal use and care during the tenancy. The lawnmower is provided in its current condition. If it becomes inoperable, Tenant remains responsible for maintaining the lawn but may do so using their own equipment or service. Tenant agrees not to remove the equipment from the property and to return it in similar condition, reasonable wear and tear excepted. 16. Photos & Inspections Tenant acknowledges that photos and videos may be taken at move-in, during inspections, and at move-out to document property condition. Such documentation may be used in any dispute, claim, or legal proceeding. 17. Home Warranty/Service Calls Landlord may maintain a home warranty plan for the Premises at Landlord's discretion. Tenant acknowledges that the home warranty is provided as a convenience and does not replace Tenant's obligations under this Agreement. For any service request initiated through the home warranty, Tenant shall be responsible for the service call fee, currently $125 per visit, which shall be paid by Tenant. Such fees may be charged as additional rent. Tenant agrees to notify and obtain approval from Landlord prior to initiating any home warranty service request, except in the case of an emergency affecting health or safety. Landlord may, at Landlord's sole discretion, elect to reimburse the service call fee or provide a rent credit in situations where the issue is determined not to be caused by Tenant, or where the repair involves normal wear and tear or failure of major systems or appliances. Tenant remains responsible for any damage or repairs resulting from Tenant's negligence, misuse, or failure to report maintenance issues in a timely manner, regardless of home warranty coverage. 18. Vehicles and Storage Vehicles and Storage: No recreational vehicles (RVs), campers, trailers, boats, or similar equipment may be parked, stored, or kept on the property without prior written approval from Landlord. Approval, if granted, may be revoked at any time. Unauthorized vehicles or equipment may be required to be removed at Tenant's expense within 24 hours of notice. 19. Cleaning Fee A $500 dollar cleaning fee is included in the deposit and is non-refundable. Tenant expected to leave the property in the same condition as they moved in.
