Nestled across from the Ashokan Reservoir on a private compound, you can enjoy the beauty of nature in true comfort. Four guests can share one bedroom (queen bed) and a sleeping loft that can accommodate 2. Create you favorite meals in our full kitchen, complete with a Bosch dishwasher, gas stove, and full sized refrigerator/freezer. Hike the Ashokan Rail Trail or ski at Bellayre, Windham or Hunter Mountains. Soak in the Bullfrog Hot Tub when you're ready to wind down from your day. The many cultural highlights of nearby Woodstock, Phoenicia, Kingston & Rhinebeck await. Feed your soul with art, music, & great cuisine. Relax in the Hot Tub under the stars. Restore your spirit at ArtHaus. The lease will be a monthly, renewable lease unless otherwise specified. There is a full time occupancy of up to 4 guests ONLY. At this time, there are no pets allowed. Younger children must have the approval of owner in writing. Owner will include utilities (heat and electric) - if the bills are exceedingly high after renter occupies the premises, renter must be ready to assume some responsibility. Owner will show past bills as a means of comparison. Renter must procure renter's insurance for a prolonged stay. There will be a separate rider for the hot tub if use is included in the agreement, designating care, maintenance and safety regulations. The Hot Tub will be shared (occasionally) with the owner, with notice given to renter - privacy is absolutely honored. There is ample, free parking available in the driveway. Snow Plowing is included in the rent. There will be an additional fee for bi-monthly cleaning at the rate of $100 every two weeks paid directly to the owner, who will provide cleaning supplies. This fee will be added to the rent due at the first of the month and we will inform you of the housekeeping schedule. Use of the "Star Room," the outdoor screened-in space, is limited to warmer weather and is seasonal. It will not be open for use during the winter months. Absolutely NO SMOKING inside or near the premises. This will incur a loss of your deposit. This includes vaping and and any other form of smoking. We live in a forested environment and it is dangerous to smoke anywhere near the property. Our home, though separate and securely private, is on the compound and we cannot tolerate smoking. We hope you can understand our sensitivity and honor this request. There are beautiful walks close by where you can smoke if you must. Absolutely NO GARBAGE or FOOD REFUSE MAY BE LEFT OUTSIDE THE GUESTHOUSE. We live (harmoniously) with deer, bear and other wild, indigenous animals but DO NOT want to attract them. They can be dangerous at close range -- this safety measure is for your protection. You can engage a service at your own convenience or we will make arrangements to pick up your trash at a given time each week. If you desire a longer term lease, those terms can be negotiated to include a higher fee for the summer months.
